The problem

You already know the permit is public. The problem is being there first.

A pool permit is issued in June. Nobody has priced the yard yet, and the record has been sitting in the county's public feed the whole time. Whoever reads it first gets the call. Deal Radar reads it for you and puts it in front of you on the day your trade is normally bought.

That timing gap is the whole product.  See how it compares to buying leads.

What Deal Radar solves

Permit data becomes a job you can quote this week.

Find the right records, not all of them

Deal Radar watches every permit feed in your county and keeps the ones that are work for your trade, inside your drive radius, at the stage you can still win.

Know whose job it is, and when

A pool permit is the pool builder's job the day it files and the landscaper's six weeks later. Every alert is keyed to your CSLB classification and held until the day your trade is normally bought.

Show up with the note already written

The address, the record it came from, the licensed contractor named on it where there is one, and a short drafted message built from the record's own facts. You edit it and send it. Nothing goes out in your name.

To: the pool contractor named on the permit

Hi, saw the pool permit come through on your Elk Grove job. We handle the landscaping once the shell is in. Happy to walk the yard with you this week and get a number to the owner before anyone else does.

Prioritise the right jobs

Do not just find more permits. Find the ones worth the drive.

Deal Radar puts the record, the timing, the map and your pipeline in one place so you can answer, before you leave the yard:

  • Which permits in my radius are my trade, filed this week?
  • Which of them are at the stage where my work gets bought?
  • Who is the licensed contractor on the record, and have I worked with them?
  • Which five stops make a sensible route today?
  • Which blocks have three jobs going and no one has knocked yet?
  • Which alerts did I notice, quote, and win?
What you already tried

Everyone sells contractors a list. Nobody sells the reason to drive there today.

Bought leads

The same homeowner, sold to five of you at once, after she has already started calling around. You pay per lead and race to the phone.

You still chase.
Permit lookup sites

Every permit in the county in a spreadsheet. Nothing says which ones are your trade, which stage they are at, or who is on the record.

You still grind.
Driving the neighbourhood

You spot the job when the trucks are already parked out front with somebody else's name on the door.

You still arrive last.

What you get

What you get for $99.

≋

The permit feed for your market

Building permit applications and issuances, CEQA environmental notices, affordable-housing awards and licence activity, pulled from county and city feeds, deduplicated and dated.

◓

Matched to your trade, timed to the buy

Every record is keyed to the CSLB classifications it predicts work for and held until the day that trade is normally bought, rather than dumped on you the day it was filed.

✦

The licensed contractor on the record

Where a record names a contractor, it is resolved against the California State Licensing Board registry: the business, the licence number, the classification. Where the audience is a property owner, you get the parcel address. No invented names.

✺

A drafted note you send yourself

Each alert carries a short message written from the record's own facts, the address, the work and the timing, ready for you to edit. You send it from your own phone or email. Nothing goes out in your name.

◉

Radar map and day route

Every live signal in your radius on one map, and a truck route that puts the day's stops in a sensible order instead of criss-crossing the county.

◈

A daily rundown and a board to work it

What came in, what is due today, and a pipeline board to move a signal from noticed to quoted to won, so nothing sits in an inbox and rots.

Why you can believe it

We collect the record ourselves, from the agency that published it.

Nobody sells you a list here. Deal Radar pulls each record straight from the county, the city or the state agency that published it, keeps the date it appeared, and shows you the source. If a number on this site cannot be traced back to a record we ingested, it does not go on the site.

  • Public records, plus public news feeds. Government open data and official APIs, and a small number of public news feeds that are public but not official. We never scrape private platforms or social networks.
  • Watched for breakage. A source that fails repeatedly is marked broken and re-probed daily, so a silent feed shows up as a problem instead of as an empty week.
  • Timestamped and deduplicated. You see when a record surfaced, and you never see the same one twice.
  • Polite by design. The monitor identifies itself and respects each source's rate limits, so the feeds stay open to us.
🛡

A person sends, always

Deal Radar drafts and stages; you review and send. No auto-texts, no auto-email, no auto-DMs, and no contact with a homeowner or consumer on your behalf, on any plan.

✓

Real records only

We never fabricate a name, title, email or phone number. A contact traces back to a public record: the contractor named on the permit, resolved against the CSLB licence registry, or the parcel and its mailing address. Where we do not know a name, the product says so.

⚙

Your own workspace

You sign in at app.dealradar.dev. Your signals, notes and pipeline are scoped to your workspace and are never visible to another customer. Setup is you picking your trade and your radius at first sign-in, which takes a minute.

Who it is for

The same permit is a different job for every trade.

Every trigger is keyed to a CSLB classification, so the alert lands when your trade is normally bought. Pick yours and see exactly which records fire for it, at what stage, and who you would be contacting.

The ruleset behind the product covers 60 CSLB classifications and 15 home-service trades. The pages above are the ones published today; the rest are live inside the product and get pages as their markets clear the coverage threshold.

Questions

Straight answers.

What is Deal Radar?

Deal Radar is permit-alert software for contractors and home-service businesses in California. Every morning it sends the new building permits and other public records in your county that are jobs for your trade, with the address, the licensed contractor on the record, and a drafted note you send yourself.

Where does the data come from?

Public records, collected from the agency that published them: county and city permit feeds, CEQA environmental notices, affordable-housing award lists, liquor licence activity, and the California State Licensing Board contractor registry. A small number of public news feeds are included too, which are public but not official, and are labelled as such. We never scrape private platforms or social networks, we identify our monitoring, and we respect rate limits.

Does it work for my trade?

If your work leaves a public record before it is bought, yes. Every trigger is keyed to a CSLB classification and timed to the point that trade is normally bought. See the trade pages for exactly which records fire for yours. If your jobs do not touch permits, sales, entitlements or code enforcement, this is the wrong tool and we would rather you knew now.

Which markets are live?

Greater Sacramento is the market open for subscription today: Sacramento and Yolo county records, plus Stockton and Manteca permits in San Joaquin County. Every California county has a page showing what has actually been ingested there; a page with no counts is telling you the truth. See market coverage, and if your county is not live, tell us which one you work in.

How much does Deal Radar cost?

Starter is $99 a month, Pro $299 and Team $599, each with one market included; every additional market is $49 a month. There is no free tier, no trial and no contract. You can cancel any time from Settings; cancellation takes effect at the end of the billing period, and that period is not refunded. Details on the pricing page.

How is this different from buying leads?

A bought lead is a homeowner who asked for quotes, usually sold to several contractors at once. Deal Radar is the public record: work that is already permitted or filed, found before anyone asks for quotes, and not sold to anyone. The full comparison includes where bought leads are still the better choice.

Will you contact homeowners for me?

No, never, on any plan. Deal Radar drafts a message and hands it to you. You edit it and send it yourself. Nothing goes out in your name and no consumer is ever contacted by us.

Do you have the homeowner's name?

No. Today a household-facing signal gives you the property and its mailing address, not the owner of record, because the county assessor roll is not loaded. The drafted artifact is a letter, postcard or door hanger addressed to the property. If you are buying this expecting phone numbers for homeowners, wait.

How fast can I start?

Immediately. You sign up, enter a card, pick your trade and your drive radius, and the feed is there. There is no trial and no waiting list, and there is no call to book.

Stop paying per lead for jobs that were public a month ago.

Pick your trade and your drive radius at sign-up. The feed is there the same minute, and the next alert lands on the next hourly check.

$99/mo. One market included. Cancel from Settings, effective at the end of the period.
